Documents you'll need

  • ✓ Bank details for direct debit (domiciliación del recibo)

What to check in a rental contract

  • ✓ Contract duration and notice period
  • ✓ What is included in the rent (community fees, IBI tax, furniture)
  • ✓ Deposit amount (máximo 2 months' rent for unfurnished; 3 for furnished under new law)
  • ✓ Who pays for repairs and maintenance
  • ✓ Rules on pets, smoking, modifications
  • ✓ Inventory (inventario) signed on move-in — essential to protect your deposit on exit
Common mistakes to avoid
  1. Renting short-term in summer then struggling to find long-term — summer short-lets are not subject to tenant protection laws; sign a minimum 6-month contract for proper protection
  2. Not doing a written inventory on move-in — without it you cannot dispute deposit deductions
  3. Paying cash without a receipt — always get a signed receipt (recibo)
  4. Not confirming who pays community fees and IBI — these can add €100–200/month to effective cost
  5. Renting without seeing the property in person — photos can be misleading; visit before signing
